Noah Gifford
Noah joined Chambers as a tenant in 2023 following the successful completion of his pupillage in Chambers.
He accepts instructions within all of Chambers’ civil specialisms, with a particular emphasis on Commercial Chancery, Planning, Property and Traditional Chancery matters.
Noah has developed an exceptional and diverse chancery junior practice. His High Court practice regularly sees Noah instructed in the Administrative Court and the Chancery Division’s Property, Trusts and Probate List. Noah also represents clients at both the first instance, including in Multi-Track Trials, and the appellate level of the County Court.
His work also includes advising clients, drafting statements of case and ADR across all of his practice areas. Noah was also instructed as an evidential counsel on the Post Office Horizon IT Inquiry.
He graduated from the University of Bristol with LL.B. (Hons) First Class. He went on to be awarded scholarships by BPP University and the Inner Temple for his LL.M. (Bar Practice) at BPP University, in which he obtained a Distinction. Subsequently, in July 2022, Noah was Called to the Bar of England and Wales by the Inner Temple at the ceremony for which he was awarded the Treasurer’s Prize for his Outstanding
Area of Law
Commercial
Noah's commercial chancery practice involves a wide range of contractual, bailment and insolvency disputes. The same includes applications for urgent interim injunctions to restrain breaches of contract and summary judgment applications in contractual disputes worth over £100,000, trials and an appeal in a bailment case. Noah also regularly advises clients and drafts statements of case for both claimants and defendants in contractual and insolvency matters involving a wide range of legal doctrines including promissory estoppel and unjust enrichment.
Landlord and Tenant
Noah is an experienced landlord and tenant practitioner. Noah regularly represents and advises both landlords and tenants in commercial and residential disputes.
His residential landlord and tenant practice includes section 21, rent arrears, disrepair, and anti-social behaviour claims. Noah has written a number of articles on matters concerning possession proceedings linked below.
Noah's commercial landlord and tenant practice includes claims for forfeiture and dilapidations, breach of leasehold covenant and trespass. Noah has recently represented a commercial tenant in a five-day forfeiture and dilapidations trial.

Property
Noah has a wide-ranging and high value property practice. This includes, but is not limited to, TOLATA 1996 claims, including those concerning multi-million-pound family developments, proprietary estoppel claims including claims against foreign royal families, a multi-track trial for an Access to Neighbouring Land Act 1992 injunction, boundary disputes, injunctions to restrain trespass and nuisance, planning matters and claims for the rectification of HMLR title register.
Wills and Probate
Noah's wills and probate practice includes, but is not limited to, constructive trust claims concerning multi-million-pound properties, claims for the revocation of wills by reason of lack of capacity, undue influence and/or lack of knowledge and understanding, Inheritance Act 1975 claims, claims for the removal of executors, advising on declarations of trust post mortem, the doctrine of mutual wills, claims for devastavit, disclaimer and Larke v Nugus requests. Noah represents clients at hearings and mediations in this speciality as well as advising clients and drafting statements of case.
